The Vue trades as an abated, late-2000s South Slope condominium. Benchmark it on a dollars-per-square-foot basis against the Fourth Avenue condominiums built after the 2003 and 2005 rezonings, adjusting for two things: upper-floor views over a low-rise midblock, and a 421-a phase-out that starts in 2029/30. The apartments were first offered in 2007 at roughly $380,000 to $890,000. Resale activity is thin, a few sales a year from a 45-unit base, so pricing leans on a small number of prints. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price. Storage, parking, and commercial units are excluded from all figures. Floor- and line-level $/sf are time-controlled (each sale measured against the building’s going rate at the time of sale) and expressed at today’s pricing, so they isolate the floor or line premium rather than blend two decades of market movement.
