NX trades as an architect-signed boutique Williamsburg condominium with private outdoor space on most lines and a top-three-floors plan that buys light and outlook the block would not otherwise give. It prices in dollars per square foot against the Northside's post-2015 condominium tier — not against the waterfront towers on Kent Avenue, which sell views, services and, in most cases, an abatement.
The negotiation here runs on three axes. Terrace — sixteen of thirty-one apartments have one, sizes run from 124 to 680 square feet, and the fifteen lines without one are a different asset. Floor — fourth, fifth and sixth are three distinct price levels in a building where the sixth is the top. And carrying cost — the unabated tax line and the cost-sharing arrangement with a commercial section that holds nearly half the common interest are both things a diligent buyer's attorney will surface, so it is better for a seller to present them than to have them discovered. Indexed to 2025, the last complete year, the building's strongest arguments are the architecture, the outdoor space and the elevated residential plan; its softest are the temporary certificate of occupancy and the governance split. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans. Storage, parking, and commercial units are excluded from all figures. Floor- and line-level $/sf are time-controlled (each sale measured against the building’s going rate at the time of sale) and expressed at today’s pricing, so they isolate the floor or line premium rather than blend two decades of market movement.
