220 Union Street is a 20-foot-wide, 1900 house on a 100-foot-deep lot in Carroll Gardens, recorded by the city as a four-family building with about 3,300 square feet. The sponsor bought it for $4,200,000 in a deed dated February 27, 2026, per ACRIS, and is converting it into four condominiums.

The plan as submitted prices the four homes at a combined $9,150,000, or $2,287,500 each on average. That is about $2,770 per square foot of PLUTO's recorded floor area, a figure that would sit far above Carroll Gardens condominium resales if PLUTO's area were the sellable area. It likely is not. The Department of Buildings filing gives about 5,600 square feet of construction area, which includes the cellar and new roof space; Schedule A of the plan will show the sellable square footage, and that is the number to price against.

Architecture and residences

The alteration job was filed in December 2025 and permitted June 18, 2026, at an estimated cost of $722,000. It describes alterations to the existing four-story-plus-cellar building, including a new roof bulkhead and a change of use for the cellar and the roof, and requires a new certificate of occupancy. The unit count stays at four. A related plumbing filing covers new domestic water, sanitary and gas service, permitted in May 2026.

The change of use at the cellar and roof suggests that cellar space will be joined to the lowest home and the roof made usable, likely as a terrace for the top home. Neither is confirmed until the plan is accepted. Layouts, sizes and finishes have not been published.

Offering and pricing

Per the New York State Attorney General's database, 220 Union LLC submitted plan CD260290 on August 10, 2026, as a rehabilitation condominium of four residential units with no commercial or storage units, at a total offering price of $9,150,000. The record shows no acceptance date and no amendments as of October 2026.

No asking prices for individual homes were found in public listing records as of October 2026.

What to know if you’re buying

The plan is not yet accepted. Until the Attorney General accepts the plan, the sponsor cannot sign purchase contracts or take deposits. It can take only non-binding expressions of interest.

Buying before completion. Work permits issued in mid-2026, and the building needs a new certificate of occupancy. Ask for the schedule and what happens to your deposit if delivery slips.

Square footage. PLUTO's 3,300 square feet and the 5,600-square-foot construction area differ widely. Price each home on the plan's Schedule A and confirm what is cellar or roof space.

A four-owner condominium. Four owners share every building decision. Read the by-laws on repairs, insurance, the garden and the roof.

Tax class. Small condominiums may be assessed differently from larger buildings. Ask which tax class the plan's projection assumes.

Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%) and the New York City real property transfer tax (1.425% above $500,000), plus the mansion tax of 1.25% between $2 million and $3 million. Use the calculators below to run your price.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
