About the building

Flank developed 224 Mulberry Street by enlarging a former parking garage into an eight-story condominium. The design uses long Roman brick, cast-stone detailing and large wood-framed windows, with the upper floors set back behind terraces. Hill West served as executive architect. Flank acquired the property in 2012, and condominium closings began in 2015. The building rises approximately 109 feet on a midblock site in Nolita.

The six residences include large single-level homes, duplex arrangements and a duplex penthouse. Interior areas range from roughly 3,100 to more than 5,600 square feet, and the homes include private outdoor space. Some living rooms have ceilings reaching 14 feet. Lower residences open to terraces behind the building, while the penthouse has outdoor areas above the surrounding roofline. Garage parking was incorporated into the development; selected homes have two assigned spaces. A fitness room and shared roof terrace supplement the private outdoor areas, and a full-time doorman serves the lobby.
