The Ainsley competes on a proposition its neighbors cannot assemble: a low-rise, five-story building with deeded parking and deeded storage, a courtyard, a full amenity floor, and a protected R6B block, at the quiet end of Park Slope. Price the apartments per square foot against recent ground-up condominium product in the Slope and along Fourth Avenue — then price the parking and storage separately, because they are separate real property and a comparable that lacks them is not the same asset.

Within the building the spread runs on floor, outdoor space and the five penthouses. Because the range is one- to three-bedroom rather than studio-to-four, the band should be tighter than at the larger Fourth Avenue buildings.

Two things will come up in every negotiation. The absence of any tax abatement means the monthly number is the permanent number — a disadvantage against an abated competitor today, an advantage against the same competitor once its benefit steps down. And the temporary certificate of occupancy will be raised by careful buyers and by some lenders; the answer is a schedule and a status, and a seller who has one converts an objection into a footnote.
