Sponsor closings began May 7, 2020, into the first weeks of the pandemic market, and the sellout ran fast: ACRIS records twenty-five deeds in 2020 and eighteen in 2021 against thirty-nine apartments and twelve parking units. The secondary market since has been thin — a handful of resales across 2022 through 2024, with activity picking up again in 2026.

That thinness is the pricing problem here and the reason to be careful with averages. A large share of the recorded history at this address is sponsor first-sale rather than resale, and sponsor pricing from a 2020 sellout is not a comparable for a 2026 resale. Build the comparable set from resales, from the same terrace tier where possible, and benchmark against new-development Gowanus and Park Slope product rather than against older Fourth Avenue stock whose unit sizes, finish levels and amenity packages are not comparable. Because several of those competitors carry tax benefits and this building does not, the comparison that decides marginal buyers is full carrying cost rather than asking price.
