Change in the building’s median $/sf over each window, from the raw yearly medians — too few standardized single-line units here to adjust to an average-floor basis, so which apartments happened to trade moves these alongside price. (2022 marks the rate-shock inflection.) Like-for-like repeat-sale figures to follow.
The first deeds were recorded in October 2022 and the initial sellout ran heavily through the end of that year, with a further tranche in 2023 and a small number of transfers in 2025. As of the fiscal 2027 assessment roll, two residential unit lots are still carried in the sponsor's name and the ground-floor retail unit is separately held — so the building is now overwhelmingly a resale market with a small sponsor remainder rather than a live new-development offering.
Comparables should be drawn from the newer, designed Fourth Avenue and Gowanus condominium inventory rather than from Park Slope's brownstone-block cooperatives, whose pricing, financing and holding costs are structurally different. Within that set, the absence of an abatement is the single largest adjustment to make: a residence here and an abated residence elsewhere on the corridor at the same asking price do not carry the same monthly cost, and the gap is not small. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans. Storage, parking, and commercial units are excluded from all figures. Floor- and line-level $/sf are time-controlled (each sale measured against the building’s going rate at the time of sale) and expressed at today’s pricing, so they isolate the floor or line premium rather than blend two decades of market movement.
