About the building
272 Saint Marks Avenue is a small condominium built during the late-2000s wave of Prospect Heights infill construction. Patricia Sears prepared the new-building design, which received its full permit in June 2008 and signoff in June 2011. The project placed eight apartments on a residential block between Vanderbilt and Underhill avenues. A visiting superintendent serves the building, and entry is controlled by video intercom.
The apartment mix includes one-bedroom homes of about 885 square feet and larger garden duplexes. Rear outdoor space is divided among private garden and deck configurations; some upper rear homes reach their gardens by exterior stairs. The duplex layouts provide substantially more interior area than the single-level homes. Central heating and cooling and in-unit laundry are established features, while access to upper apartments is by the common stairs.
