This is a genuine for-sale condominium, not a rental in a condominium wrapper.

Pricing here separates sharply by unit type, and any per-square-foot reading that blends the three groups is misleading. The triplex townhouse units are a distinct product with a distinct buyer — family purchasers who would otherwise be shopping brownstones — and they trade accordingly. The third-floor flats are the building's entry tier. The fourth- and fifth-floor duplexes, particularly those with roof terraces, sit between the two. Layered over all of it is the 421-a schedule described above, which is the single largest variable in the true monthly cost of any apartment in the building.
