315 Gates trades as a compact amenity condominium and should be benchmarked against other purpose-built condominium product in western Bedford-Stuyvesant and Clinton Hill on a dollars-per-square-foot basis, not against the loft conversions or the brownstone floor-throughs that share the neighborhood.
The dominant distortion is the abatement. For most of this building's trading life, buyers underwrote an abated tax line; that line is now expiring or expired. Any comparable drawn from a sale more than a year or two old embeds a tax assumption that no longer holds, and the correct exercise is a full True Monthly Carrying Cost comparison at current unabated taxes rather than a price-per-foot comparison. The second distortion is parking: apartments that convey a deeded space are a different product from those that do not, and the difference is not always visible in a price-per-foot table. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans. Storage, parking, and commercial units are excluded from all figures. Floor- and line-level $/sf are time-controlled (each sale measured against the building’s going rate at the time of sale) and expressed at today’s pricing, so they isolate the floor or line premium rather than blend two decades of market movement.
