Hudson Court sells as a condominium, so the right measure is dollars per square foot. It trades at a premium to prewar co-op stock of similar size nearby. In practice, that premium buys the deed, the higher financing ceiling and the lighter approval process. Sales are thin in a 30-unit building, a handful a year. ACRIS records them going to separate, unrelated buyers. Pricing should be read unit by unit. The garden and roof-patio units, renovation condition, and floor height drive most of the spread.

Storage, parking, and commercial units are excluded from all figures. Floor- and line-level $/sf are time-controlled (each sale measured against the building’s going rate at the time of sale) and expressed at today’s pricing, so they isolate the floor or line premium rather than blend two decades of market movement.
