322 Wallabout Street is the smallest by residential count of the four condominium buildings on the former Pfizer site in South Williamsburg, with 38 residences. It sits beside 330 Wallabout Street and 342 Wallabout Street and the sponsor's 352 Wallabout Street, all Rabsky Group buildings designed by Fischer + Makooi.

Each building is a separate condominium with its own offering plan, so the sponsor, architect and block are shared and the unit schedules, prices and amendments are not. Published construction reporting describes the full Wallabout assemblage as a multi-building program on a site Rabsky acquired from Pfizer in 2012.

For a buyer, 322 is a new-construction condominium with fewer residences than its neighbors, in a plan that went effective in May 2025.

Architecture and residences

The Department of Buildings new-building filing (job B00497203) lists an eight-story building of 94 feet with 38 dwelling units and Fariba Makooi of Fischer + Makooi Architects as the filing architect. The plan counts 38 residential units, one commercial unit and one parking unit, 40 in all. PLUTO carries 125 total units for the lot and trade reporting has described a 60-unit filing for the address; neither matches the plan or the building filing, The plan and the Department of Buildings figures are used here.

Unit sizes, finishes and outdoor space are in the plan's schedules; Amendment 1 revised the floor plans and combined units, and revised the architect's report. Take unit sizes from the plan.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD230117), the plan was submitted May 8, 2023 and accepted for filing July 1, 2024 at a total offering price of $84,025,000. Amendment 1, submitted March 10, 2025 and accepted May 28, 2025, raised the total by $50,000 to $84,075,000, declared the plan effective on contracts for 6 units (15 percent), and recorded that seven units were combined into two tax lots for a bulk sale. The record lists 6 units sold.

What to know if you’re buying

Deposit and contract. Sponsor contracts typically require a deposit of 10 percent or more at signing, held in escrow, with the balance at closing. The plan sets this building's terms.

Transfer taxes and the mansion tax. In sponsor sales the buyer customarily pays the New York State and New York City transfer taxes. The state mansion tax of 1 percent applies at $1 million and above, with higher rates at higher prices.

Temporary certificate of occupancy. Sponsors in New York commonly close on a temporary certificate of occupancy, renewed in short terms until the building receives a permanent one. Confirm the current certificate status for 322. 342 Wallabout Street has operated on renewed temporary certificates since September 2024, so ask for 322's current certificate before you sign.
