335-337 West 55th Street is a small condominium in the making on a mid-block Hell's Kitchen lot 15 feet wide and about 100 feet deep. The sponsor filed a plan with the Attorney General in June 2024 for six residences and two other units at a total of $18,105,000. If most of that total is allocated to the residences, they average close to $3 million.

The building is not new from the ground up. Department of Buildings records show a permit, first issued in 2012 and still active in 2026, to add two floors and a rear extension to a four-story building. The permit takes the building from 44 to 58 feet and to seven apartments, and raises zoning floor area from 6,682 to 10,739 square feet. Sprinkler and mechanical work was filed in conjunction with it, and a mechanical permit was issued in October 2026, so construction is still under way.

This is an early-stage, thinly documented project. No sales, asking prices or marketing name have been published.

Architecture and residences

City land-use data still describes the old building: three floors, 1920, classed as a converted dwelling or rooming house, with 14 units. The 2003 filings for the lot describe furnished rooms being combined into Class A apartments. The enlargement permit proposes six stories and seven apartments in Use Group R-2. A 2018 filing and the 2026 sidewalk-shed filing record the building as seven stories, 65 feet, with seven units in one and 14 in the other.

The plan's six residential units do not match the seven apartments in the building filings. The address is also unsettled: the plan names 335-337, while city land-use data and the filings use only 337, on a single 1,506-square-foot lot. Zoning floor area of 10,739 square feet on a lot that size is about 7.1 times the lot area, above the 6.02 residential maximum city land-use data gives for the lot, which suggests the permitted building covers more than the 15-foot lot. Check the plan's description of the property and whether 335 is part of the same tax lot.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD240172), the sponsor, 335-337 W. 55th St., LLC, submitted the plan on June 12, 2024. The record classes it as new construction of a residential condominium with six residential units among eight in total, at a total offering price of $18,105,000. The initial and current totals are the same. As of October 2026 the record shows no acceptance date. The record does not say why acceptance has taken more than two years; ask sponsor counsel.

No asking prices, sponsor sales or condominium tax lots exist yet.

What to know if you’re buying

The plan is not accepted. The sponsor cannot sign binding contracts until the Attorney General accepts the plan, and prices and unit counts can change before then.

Construction status. The enlargement permit dates from 2012 and was still being acted on in 2026. Ask for the construction schedule, the expected temporary certificate of occupancy and what happens to deposits if delivery slips.

Unit count and lot. Reconcile six residences in the plan with seven apartments in the building filings, and confirm the lot and address the declaration covers.

A small building. With six owners, each vote and each assessment carries more weight than in a larger building. Ask whether the building has an elevator and how the budget covers the roof, facade and systems.

Deposit and closing costs. New-development contracts typically require a deposit of 10% at signing, held in escrow. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%, or 0.65% at $3 million or more) and the New York City real property transfer tax (1% at $500,000 or less and 1.425% above for a residential unit), plus the state "mansion tax" of 1% at $1 million, rising in tiers to 3.9% at $25 million in New York City. On a $3 million home that is about $62,250 in transfer taxes before any gross-up, and $45,000 in mansion tax at the 1.5% tier for $3 million to $5 million.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
