A Private Pricing Opinion — what your apartment at 34 Garfield Place would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
34 Garfield Place is a four-residence condominium on Garfield Place in Park Slope, built by adding two floors and a penthouse to a two-story manufacturing building from 1931. All four homes sold in June and July 2026, for $12.96 million in combined recorded deed amounts.
The sales came in above the plan. The Attorney General record carries a total offering price of $12,070,000. The four contract prices implied by the deeds total about $12.8 million, roughly $725,000 more. Either the sponsor raised prices by an amendment the record we reviewed does not show, or buyers paid above the plan's Schedule A. A buyer's attorney can settle it from the plan file.
The building is sold out. Any purchase now is a resale from an individual owner.
Architecture and residences
The Department of Buildings job, filed in February 2024 and permitted in October 2024, converted the building's manufacturing use to four homes and added a third floor, a fourth floor and a penthouse, to a height of 55 feet. Most filings describe four stories plus the penthouse; two amendments say five. City land-use data still describes the old two-story building on a 3,200-square-foot lot. The public record shows no final certificate of occupancy on the job yet, so closings likely went forward on a temporary one; confirm.
Per listing records:
- Garden residence: three bedrooms, two full and two half baths, on two levels joined by a glass atrium, with a private garden, balcony and lower-level great room
- Residence 2: three bedrooms and two baths, 1,451 square feet, with a rear terrace
- Residence 3: layout not found in the records reviewed
- Residence 4: four-bedroom, three-bath penthouse duplex of 1,747 square feet, with two terraces and private elevator access
Published finishes include eight-inch white oak floors, natural oak Shinnoki cabinetry, Fisher & Paykel appliances, Carrara and Danby marble, handmade tile and radiant-heated primary bath floors. Listed common charges were $414 to $780 a month.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD250052), the plan was submitted February 12, 2025 and accepted October 16, 2025 at a total offering price of $12,070,000, an average of $3,017,500 per home, with Habitat on Garfield 3 LLC as sponsor. The record we reviewed shows no effective date and no units sold, which is out of date: all four units closed. We could not retrieve the amendment history in this review.

Three of the deed amounts are exact multiples of a round price plus the state and city transfer-tax rate (1.825% below $3 million and 2.075% at $3 million and above). That pattern indicates the buyers paid the sponsor's transfer taxes. The "implied price" column removes that gross-up; it is our calculation, not a recorded figure. Residence 2 sold about $105,000 above its last ask.

What to know if you’re buying
Resale only. The sponsor has sold every home. Resale asks will be set against these deeds, which run about $1,860 to $1,930 per square foot where the size is known.
Certificate of occupancy. Ask the seller and the board for the current certificate of occupancy. If it is temporary, ask what remains for a final one.
Tax position. City records have not yet split the building into unit lots with their own assessments. The first full tax bills may differ from the plan's projection. No abatement has been confirmed.
Four owners. Each owner carries a quarter of the roof, facade and insurance decisions. Read the budget and reserve.
Closing costs. A resale buyer customarily pays the mansion tax: 1.25% from $2 million to $3 million and 1.5% from $3 million to $5 million. Use the calculators below.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
