350 Butler prices against the newer ground-up condominiums on and around Fourth Avenue on dollars per square foot, and within the building the largest spreads run along three axes: floor plate — the upper half of the building has half as many homes per floor as the lower half — bedroom count, which spans studio to four-bedroom, and the top two penthouses, which are their own market.

Two arguments belong in the pricing conversation and both are structural. The first is the unabated tax position, which makes the current monthly number honest and permanent. Any comparison against an abated building nearby should be run on a ten- and twenty-year carrying cost, not on this month's maintenance line, and on that basis the gap narrows sharply and eventually reverses. The second is the envelope: a Passive House-principled building has a lower energy line and a quieter, more thermally stable interior than the conventional construction it is shelved next to, and both of those show up in the common charges and in how the apartment feels in February and August.

The counterweight is scale. Thirty-four owners fund a doorman, a gym, a playroom and two roof decks with no commercial unit contributing to the general common charges — this building has no retail income at all — and there is no plan or audited statement on file to check that arithmetic against. That is not a criticism of the building; it is a diligence instruction.
