A Private Pricing Opinion — what your apartment at 379 13th Street would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.

About the building

379 13th Street is a small condominium redeveloped at the beginning of the 2020s on a midblock site in southern Park Slope. Its residential alteration received DOB sign-off, and the four apartments began closing in 2022. The building is west of Seventh Avenue, with the neighborhood's retail streets at either end of the block.

The layouts include a substantial lower duplex and three-bedroom homes above. Private outdoor space takes several forms: projecting balconies, terraces and roof space associated with upper residences. Upper-floor interiors run roughly 1,200–1,300 square feet, while the lower duplex extends over about 2,000 square feet. Central air conditioning and in-unit laundry are part of the residential equipment. These are multilevel and full-floor layouts, with exterior space allocated to particular homes.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-01030-7511) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

What to know if you’re buying

Private roof space and a four-home association: The roof terrace's use rights and responsibility for the waterproofing underneath it should be separated in the purchase documents. A repair can affect the common building even when access belongs to one residence. With only four owners, a major envelope repair also concentrates the funding decision among very few votes; the lender should accept this project's small scale before the purchase timetable is fixed.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
