404 3rd Street is a four-story limestone cooperative with outdoor space at several levels: a landscaped forecourt, rear patio garden and shared roof deck. The original small-apartment inventory has also accommodated combinations, including a larger floor-through home with a private terrace. Its outdoor areas and range of apartment sizes are the principal distinctions within a modest walk-up building.

The building occupies the broad 3rd Street block between Fifth and Sixth avenues. Despite its prewar limestone exterior and Park Slope address, the property is not within a designated historic district.

Architecture and unit composition

Bay windows, wood trim, exposed brick and high ceilings are recurring interior features. Compact homes include one-bedroom apartments with separate kitchens and dining areas; some also have an additional small room or a two-bedroom arrangement. Recorded areas for several of these smaller plans fall around 660–750 square feet.

Combined apartments provide substantially more room. A floor-through combination has three bedrooms, two bathrooms and windows on three exposures, with a terrace leading toward the rear yard. Its accommodation and outdoor access differ from those of the smaller homes on the upper floors.

The common roof deck is furnished and has views across Brooklyn toward Manhattan. The landscaped front and rear areas provide outdoor settings at ground level. Private terrace access from a particular apartment is separate from the cooperative’s shared garden and deck facilities.

Building operations

The cooperative is self-managed. Basement storage and bicycle storage supplement the apartments, while laundry facilities serve the building. In-unit washer/dryers are also present in some homes.

Four-story walk-up access means the roof deck and upper apartments are reached by stairs. The shared outdoor areas add maintenance obligations at the front, rear and roof of the property, beyond the limestone street façade.

No building-wide abatement is currently recorded. The existing floor area exceeds the R6B residential allowance, while the property remains outside LPC designation.
