About the building

406 Degraw Street is a brownstone condominium formed from an 1899 residential building. Peter Gee designed the horizontal enlargement of the existing four-family structure, with structural and foundation work filed separately. The condominium's first apartment closings began in 2019, and the final initial residence sold in 2021. The building remains a walk-up.

The upper homes include two-bedroom, two-bath floor-through layouts of roughly 920 square feet. Living areas face the street, while rear bedrooms face the gardens and open to private outdoor space. The garden residence is substantially larger, extending to approximately 1,700 square feet with two bedrooms, two and a half baths and a private yard. The apartments have individual heating and cooling equipment and in-home laundry.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-00422-7501) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

What to know if you’re buying

The enlargement adds a maintenance boundary at the rear. Private outdoor areas connect directly to apartments, but their supporting structure and waterproofing may remain common property. Establish that division for the home being purchased. With only four residential interests, funding a rear-wall or roof project can require a meaningful contribution from each owner, and financing may involve additional small-project review.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
