Eighteen apartments that began closing in May 2022 make a thin comparable set, and it will remain thin. Resale volume in a building this size is one to three trades a year in a normal market, which means pricing has to reach outside the building routinely. The right frame is dollars per square foot against post-2020 Gowanus and Boerum Hill new-construction condominium product — and the comparison must be run after tax, because a good deal of the competing inventory in Gowanus was built under Affordable New York and carries a benefit this building does not.

Four variables carry the spread inside the stack. Floor band matters, and the fifth floor is a distinct tier: three units instead of five, on the setback level, with the terraces the setback creates. Courtyard versus street exposure matters, because the building's whole design proposition is the courtyard side. Outdoor space matters and is unevenly distributed. And parking matters as a separate asset — nine fee parking units against eighteen apartments, on their own tax lots, priced and carried separately from the residence.

Two building-level facts belong in every conversation about value here. The permanent certificate of occupancy issued in April 2026, after four years of temporary certificates. And the condominium carries flood insurance as a standing budget line. Neither is disqualifying; both are the kind of fact a buyer would rather hear from the listing side in week one than discover from their lender in week four.
