5 Court Square trades as boutique new-development product in a district defined by towers, and its pricing behaves accordingly. Long Island City's for-sale market is priced principally in dollars per square foot, and within that market the Court Square pocket sits above the Queens Plaza inventory and below the Hunters Point waterfront, where park frontage and river views carry their own premium.

Against the towers, 5 Court Square trades amenity depth and doorman coverage for a smaller common charge base and a much smaller building. Against the Hunters Point waterfront condominiums, it trades views and parkland for a transit position that no waterfront building matches — the Court Square complex is across the street rather than a ten-minute walk. Against the district's loft conversions, it trades character and ceiling height for new systems and a building envelope less than a decade old.

The building's practical pricing anchor is line-specific rather than building-wide. On a wedge-shaped floorplate, the angled corner residences and the interior lines are different products, and recent comparables on the same line move a negotiation more reliably than a building average. The eleventh-floor lounge and the higher floors' open exposures over the low-rise fabric toward Thomson Avenue also carry real value that the average does not capture.
