A Private Pricing Opinion — what your apartment at 506 Henry Street would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
506 Henry Street is a four-residence condominium created from a turn-of-the-century four-family building in Carroll Gardens. Each home is a three-bedroom, and the top unit has a penthouse level.
The sponsor sold all four homes in a single week. ACRIS shows deeds dated March 12 through March 19, 2026, at $2,565,990 to $3,350,000. For a buyer, the building is now a resale market: future sales will be priced against these four deeds, not against a sponsor price list.
At an average near $2.97 million per home, the deeds place 506 Henry Street among the higher-priced small condominium conversions in Carroll Gardens.
Architecture and residences
City records date the building to 1900 and classify it as a four-unit condominium. Department of Buildings filings describe an existing four-dwelling building with a cellar, a basement, three floors and a penthouse level, about 8,040 square feet of construction floor area in all. The renovation was filed as an alteration with no change in use; a new sprinkler system on a combined domestic and fire water service was permitted in November 2025 and signed off in February 2026.
The condominium declaration, dated October 29, 2025, creates four units numbered 1 through 4. Listing records describe all four as three-bedroom homes and give monthly common charges of about $784 to $937. Listing records describe the homes as 2025 new construction, which reflects the renovation date, not the original building.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD250031), the plan was submitted February 5, 2025 and accepted June 16, 2025, with 506 Henry LLC as sponsor. The record lists four residential units. It gives an initial total offering price of $11,500,000 and a current total of $11,294,000, a reduction of $206,000. Amendment-level detail was not available from the Attorney General database for this review.
The record does not reconcile with the deeds. The four recorded prices total $11,875,990, about $582,000 above the database's current offering price, and the database shows no effective date even though all four units have closed. The most likely explanation is that later amendments are not reflected in the database. Ask for the final Schedule A and the effectiveness amendment in any resale diligence.
Asking prices moved during the sales period. Listing records show Residence 1 first offered at $2,895,000 and later at $3,260,000, the price on its deed. Residence 4 was listed at $3,350,000 in October 2025, the price on its deed.

Local Law 97
This building is below the 25,000 sq ft threshold at which LL97 limits apply to a building on its own. It is still covered if it shares a tax lot or condominium board with buildings totaling over 50,000 sq ft; confirm on DOB’s covered-buildings list.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-00337-7503; each condominium apartment is its own tax lot). Apartment-level facts (line, condition, asking-price context) curated and cross-verified in The Roebling Research Library. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price.

What to know if you’re buying
Resales only. The sponsor has sold out. A buyer here is buying from an owner who closed in 2026, and the 2026 deeds set the reference prices.
A four-unit condominium. With four owners, each vote and each assessment carries weight. Ask for the budget, the reserve balance, the insurance policy and any planned roof or facade work.
Closing costs. In a resale the buyer pays the state mansion tax (1% at $1 million, 1.25% from $2 million, 1.5% from $3 million) and the seller pays the transfer taxes. Use the calculators below to run your price.
Carrying costs. Listing records put common charges at about $784 to $937 a month. Real estate taxes on the new condominium lots were not yet confirmed; ask for the current tax bill.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
