About the building
564 Henry Street is a four-story brownstone converted into four condominium residences. The Attorney General accepted its rehabilitation plan in November 2014, and it became effective in December 2015. A related DOB alteration under Peter Gee addressed roof-deck use and cellar storage, with signoff in May 2015. Individual apartment closings began the following year. The building retains its raised stoop and separate garden-level entrance.
Three upper full-floor homes have two-bedroom layouts, while a larger lower duplex connects to the rear garden. The deep lot provides approximately 960 square feet of outdoor space behind that residence. Other homes have balconies, and the upper floor plates are roughly 1,000 square feet. In-home laundry and individual air-conditioning equipment serve the apartments.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-00354-7501) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

What to know if you’re buying
The lower duplex extends below the main garden-level floor, while the DOB alteration identifies cellar storage. Any intended sleeping use on that lower level needs to match the approved occupancy; total duplex square footage alone doesn't determine bedroom use. Four ownership interests also carry the common building costs, which some condominium lenders review more closely at this scale.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
