The Library launched sales in June 2021, and the sellout was fast: all eleven residences closed between January 2021 and January 2022. Since then the building has been close to dormant in the public record — one subsequent deed appears across the eleven lots through the third quarter of 2026, and it does not read as an arm's-length resale.

There is therefore effectively no same-building resale record. A valuation has to be built from the original closings adjusted forward and from the surrounding Lower East Side condominium set — the boutique post-2015 inventory and the small group of downtown adaptive-reuse conversions — priced per square foot with explicit adjustments for the absence of any tax abatement and for the building's minimal staffing. Index any market statement to the last complete year rather than to partial current-year data, which in a building with this little turnover is close to meaningless.
