The sellout ran from October 2017 into 2018 and the resale record has been steady since. Fifty-five deeds have been recorded across the building's 34 lots, which for a thirty-one-residence building over eight years is a normal and healthy turnover — enough depth that a specific line can generally be priced against its own history rather than against the building at large.
Pricing works in dollars per square foot, and three variables dominate. The first is level count: duplexes and penthouses price on a different axis from single-floor residences of the same footprint, and sixteen of the thirty-one homes here are multi-level. The second is outdoor space, which is unusually widely distributed — a balcony, a terrace, a private yard or a roof terrace attaches to a large share of the units, and the roof terrace units are separately deeded on top of that. The third is the abatement, and it is not a small adjustment: two otherwise identical Brooklyn condominiums, one with a live 421-a and one without, are not the same monthly number, and the market prices that difference imperfectly.
The right comparable set is the boutique condominium generation built along and just off Fourth Avenue and through Boerum Hill and Gowanus between roughly 2013 and 2020 — buildings of similar scale, similar amenity ambition and, in most cases, similar 421-a positions with their own expiry dates. Indexed to the last complete year, that segment has traded on unit size, outdoor space and school-district proximity rather than on views. Storage, parking, and commercial units are excluded from all figures. Floor- and line-level $/sf are time-controlled (each sale measured against the building’s going rate at the time of sale) and expressed at today’s pricing, so they isolate the floor or line premium rather than blend two decades of market movement.
