Within the building, value turns on three things: penthouse patio versus balcony, the 08 line's two-bedroom layouts versus the 02 line's compact one-bedrooms, and whether a deeded parking space conveys with the unit. Through 2025, the last complete year, resale activity picked up, with several closings concentrated in the larger two-bedroom lines and the setback penthouses.

Because the building has no 421-a, carrying costs here are directly comparable only to other fully taxed buildings. Against an exempt building with the same common charges, the monthly difference in the tax line can be large, and a buyer should work that into the per-square-foot comparison rather than treating the two as equivalent.
