The fair comparison set is the mid-size Crown Heights and Prospect Heights condominiums of 2008 to 2012, many of which carry a 25-year 421-a of their own. Against those, this building's advantages are its small size, two elevators, deeded parking, and an exemption that still has four years at the full benefit. Its weakness is thin financial reporting: compiled rather than audited statements and a modest reserve. The two ground-floor apartments, roughly twice the size of the upper-floor units on the roll, set the top of the range, and a deeded space adds separate value.
