Darien Real Estate
A coastal Connecticut town with two rail stations, an old Post Road center and distinct inland and shoreline settings.
Darien brings together a commuter-town center and Long Island Sound shoreline. The Boston Post Road, Darien station and Noroton Heights organize the commercial and rail geography; residential roads extend toward the coast and into more wooded inland areas. The choice of setting can change the daily experience substantially.
History and architecture
The town developed from an earlier Stamford parish and incorporated in 1820. Farming and coastal activity preceded the railroad suburb. Historic houses and later Colonial-inspired residences share the landscape with coastal and contemporary construction. The Museum of Darien’s historic buildings help explain the town before its modern commuter identity.
Transit and the NYC connection
Darien and Noroton Heights stations are on Metro-North’s New Haven Line. Two stations create useful options, but a waterfront address is not necessarily a station-adjacent one. The local route should be considered alongside the journey into Grand Central.
The property market
Buyers are choosing among shoreline character, access to the centers and a more private inland property. A house valuation should reflect those differences rather than apply a single town-wide figure. The Roebling Team can help frame the NYC sale or purchase and the local introduction around that decision.
Property tax
About 0.84% of the purchase price a year: roughly $25,300 on a $3M house, within a range of $21,500 to $29,100.
Estimate for Darien. The town’s published mill rate applied to the assessed value, converted to market value with the state’s assessment ratio. Rates as of October 2026; sources are listed in the calculator.
A sale does not reset the assessment here, so the seller’s current bill is the number to underwrite. Ask for it, and check for exemptions (STAR, senior, veteran) that will not transfer.
