Fairfield Real Estate
A broad coastal town with a historic center, Southport’s harbor architecture and inland residential neighborhoods.
Fairfield contains several property markets within one town. The center, beach area, Southport and the inland Greenfield Hill setting offer different relationships to shops, water and land. A useful introduction begins with those distinctions rather than one town-wide description.
History and architecture
Founded in the seventeenth century, Fairfield retains an important historic town-center landscape. Southport’s maritime prosperity produced another architectural layer around its harbor, while later suburban development expanded the housing choices inland. Historic houses, traditional twentieth-century residences, apartments and newer construction now coexist across the town.
Transit and the NYC connection
Metro-North’s New Haven Line serves Fairfield, Southport and Fairfield–Black Rock stations. Those stations support different local catchments, and the inland house search generally adds a drive. Compare the intended station and onward Manhattan or Brooklyn journey rather than assume every Fairfield address offers the same connection.
The property market
Fairfield is useful for a buyer comparing coastal access with more space inland. Sellers should explain the specific neighborhood and property form, particularly where a harbor or beach association is part of the appeal. The NYC transaction can be planned alongside the local valuation without relying on a broad Fairfield average.
Property tax
About 1.34% of the purchase price a year: roughly $40,300 on a $3M house, within a range of $34,300 to $46,300.

A sale does not reset the assessment here, so the seller’s current bill is the number to underwrite. Ask for it, and check for exemptions (STAR, senior, veteran) that will not transfer.
