New Canaan Real Estate

A walkable commercial center and wooded residential landscape with an unusually important modernist architectural legacy.

New Canaan combines a compact downtown with a broad house-and-land market beyond it. Elm Street and the station provide one focal point; the residential roads outside the center offer another. Its architectural identity is more varied than the traditional Connecticut streetscape first suggests.

History and architecture

A nineteenth-century shoemaking center later became a commuter town and an important setting for modern residential design. The Harvard Five architects and their contemporaries brought an influential postwar approach to glass, open plans and landscape. Philip Johnson’s Glass House is the best-known example, but the wider story includes traditional houses, earlier farm properties and numerous other modern residences.

Transit and the NYC connection

New Canaan station is the terminus of Metro-North’s New Canaan Branch. Manhattan travel follows the branch’s scheduled service, including Stamford connections where required. Living near downtown and living on wooded acreage produce very different local journeys to the same station.

The property market

For buyers, the first comparison may be architectural rather than purely financial: a traditional house, an intact modern residence or newer construction. Condition and the relationship to the site are central to value. An NYC apartment sale can be considered alongside that choice, with separate cost planning for the two properties.

Cost of owning

Property tax

About 0.94% of the purchase price a year: roughly $28,300 on a $3M house, within a range of $24,100 to $32,600.

Estimate for New Canaan. The town’s published mill rate applied to the assessed value, converted to market value with the state’s assessment ratio. Rates as of October 2026; sources are listed in the calculator.

A sale does not reset the assessment here, so the seller’s current bill is the number to underwrite. Ask for it, and check for exemptions (STAR, senior, veteran) that will not transfer.
