Ridgefield Real Estate
A historic Main Street, substantial older houses and a wooded inland setting near the New York border.
Ridgefield is distinguished by the scale and continuity of its Main Street. Historic houses, civic and cultural institutions and a recognizable center give it an identity separate from the coastal commuter towns. Outside that center, the residential landscape becomes more wooded and dispersed.
History and architecture
The 1777 Battle of Ridgefield and the Keeler Tavern are central to the town’s historical record. Later country-house development added another architectural layer, while subsequent residential growth extended well beyond Main Street. The market therefore includes older houses with a strong streetscape relationship and later properties valued more for their land and privacy.
Transit and the NYC connection
Branchville station, on Metro-North’s Danbury Branch, serves a different part of the town from the Main Street center. Some addresses may also use rail connections across the New York line. The choice should follow the actual property and travel pattern rather than a generic Ridgefield commute.
The property market
Buyers can prioritize a historic-center house or a more secluded residential site without treating them as equivalents. Sellers should make that positioning explicit. For a move involving Manhattan or Brooklyn, the local valuation and the city purchase or sale can be organized as related decisions with different property assumptions.
Property tax
About 1.42% of the purchase price a year: roughly $42,700 on a $3M house, within a range of $36,300 to $49,100.

A sale does not reset the assessment here, so the seller’s current bill is the number to underwrite. Ask for it, and check for exemptions (STAR, senior, veteran) that will not transfer.
