Rowayton Real Estate
A coastal Norwalk neighborhood where a compact waterfront center meets older houses and a New Haven Line station.
Rowayton is part of Norwalk, not a separate Connecticut town. Its identity comes from the Five Mile River, the village-like center and the Sound-side residential setting. The area offers a more concentrated coastal search than the larger inland markets around it.
History and architecture
Maritime work and oystering shaped the earlier settlement. Older houses, small-scale commercial buildings and later coastal construction retain the relationship between the streets and the water. The architecture is often read through its scale and setting: porches, close residential lanes and houses positioned for river or shoreline views.
Transit and the NYC connection
Rowayton station serves Metro-North’s New Haven Line. The station is inland from the waterfront center, so a coastal house and a house chosen for train access may answer different priorities. The local route is part of the purchase decision, not an incidental detail.
The property market
Buyers should distinguish direct water access from a coastal neighborhood address. Sellers should make the property’s particular relationship to the river, center and station clear. For an owner moving between Rowayton and NYC, the local house decision can be coordinated with apartment valuation, purchasing costs and the intended city neighborhood.
Property tax
About 1.14% of the purchase price a year: roughly $34,300 on a $3M house, within a range of $25,800 to $42,900.

A sale does not reset the assessment here, so the seller’s current bill is the number to underwrite. Ask for it, and check for exemptions (STAR, senior, veteran) that will not transfer.
