Weston Real Estate

A wooded residential town with historic farm buildings, modern houses and a small commercial center.

Weston is a house-and-land market rather than a rail-side downtown market. Residential roads, wooded sites and a small center define its geography. It offers a different balance from neighboring Westport: less emphasis on the shore and Main Street, more on the individual property and its surroundings.

History and architecture

The town developed from a farming and small-industry landscape. The Coley Homestead preserves an important part of that record, while later country residences and postwar houses added new architectural forms. Traditional and modern designs can both make sense here when the building is well placed within the wooded site.

Transit and the NYC connection

Weston has no commuter-rail station. NYC trips generally begin with a drive to a surrounding New Haven Line station or another suitable connection. A Westport station-based comparison should therefore include the local approach, not just the train schedule.

The property market

For buyers, the appeal is the setting and the amount of separation it provides. For sellers, the house’s architecture, condition and usable outdoor space should organize the value argument. The Roebling Team can connect that local discussion with a city sale, purchase or decision to retain an NYC apartment.

Cost of owning

Property tax

About 1.41% of the purchase price a year: roughly $42,400 on a $3M house, within a range of $36,100 to $48,800.

Estimate for Weston. The town’s published mill rate applied to the assessed value, converted to market value with the state’s assessment ratio. Rates as of October 2026; sources are listed in the calculator.

A sale does not reset the assessment here, so the seller’s current bill is the number to underwrite. Ask for it, and check for exemptions (STAR, senior, veteran) that will not transfer.
