Wilton Real Estate

An inland Connecticut town of former farms, historic buildings and wooded residential roads along the Norwalk River corridor.

Wilton’s market extends from the town center and Route 7 corridor into a more wooded, dispersed residential landscape. It is an inland alternative to Westport and Darien, with the house and grounds often taking precedence over access to the coast.

History and architecture

The town’s farming history survives in older houses, barns and the buildings preserved by the Wilton Historical Society. Later suburban development added traditional houses and modern architecture to that rural framework. Cannondale provides a distinct historic hamlet setting, while other residential areas are less closely tied to a center.

Transit and the NYC connection

Wilton and Cannondale stations are on Metro-North’s Danbury Branch. Manhattan travel follows the branch timetable and its connections to the New Haven Line. That arrangement differs from boarding a main-line train at a coastal station, and should be considered alongside the local drive.

The property market

Wilton offers a useful comparison for buyers seeking land and architectural variety without a waterfront requirement. A valuation should account for the house’s condition, setting and access to the relevant center or station. For sellers purchasing in NYC, the next apartment’s ownership costs deserve their own budget rather than a simple exchange of headline prices.

Cost of owning

Property tax

About 1.37% of the purchase price a year: roughly $41,000 on a $3M house, within a range of $34,900 to $47,200.

Estimate for Wilton. The town’s published mill rate applied to the assessed value, converted to market value with the state’s assessment ratio. Rates as of October 2026; sources are listed in the calculator.

A sale does not reset the assessment here, so the seller’s current bill is the number to underwrite. Ask for it, and check for exemptions (STAR, senior, veteran) that will not transfer.
