Delray Beach Real Estate

Atlantic Avenue, historic cottages and coastal properties, with a wider residential market extending west of the center.

Delray Beach’s center runs toward the ocean. Atlantic Avenue connects downtown with the Intracoastal crossing and the beach, while nearby residential streets offer older houses, apartments and newer construction. Farther west, planned communities provide a different kind of setting from the compact downtown-and-coast search.

History and architecture

The community grew from farming and railroad development before its resort-era expansion. Delray and the separate coastal Delray Beach municipality combined in 1927. Surviving cottages, Mediterranean Revival buildings and landmarks such as the Colony Hotel and Old School Square preserve parts of that history. Later condominiums and replacement houses add another layer without erasing the older street pattern.

Several different property markets

A house near the center, a coastal condominium and a home in a western community answer different questions about daily life and maintenance. Some properties carrying a Delray Beach postal address are outside the city limits. The location, building and community should therefore lead the valuation, rather than the postal name alone.

Transit and the NYC connection

Delray Beach’s Tri-Rail station is on South Congress Avenue, west of the downtown waterfront area. It provides regional rail access rather than a station directly on the beach. For a buyer coming from NYC, the practical comparison includes the airport journey, the local driving pattern and whether the Florida property is a year-round home or a second address.

Buying or selling

The starting point is the actual property and how it will be used. A local valuation can be considered alongside the NYC apartment’s sale or purchase, with the costs of each transaction kept separate. Boca Raton and the wider Palm Beach County market are useful comparisons, but they are not substitutes for understanding the Delray building or neighborhood.

Cost of owning

Property tax

About 1.59% of the purchase price a year: roughly $47,800 on a $3M house ($47,000 with a homestead exemption), within a range of $40,700 to $54,900.

Estimate for City of Delray Beach; other districts are in the calculator. Palm Beach County millage applied to 85% of the purchase price, the value Florida assesses after a sale, plus flat charges. Rates as of October 2026; sources are listed in the calculator.

Florida reassesses a house the January after it sells, so the buyer’s bill follows the purchase price, not the seller’s.
