The official comprehensive plan groups Aspens/Pines, which is useful evidence of their shared position. The public page pairs them for orientation but retains a split rule for future research. The test is not whether the names are familiar; it is whether recorded regimes, infrastructure and transaction populations support separate durable pages.
That distinction is already important at the asset level. A condominium, attached residence, detached house, common-area parcel and lodging-related interest may appear under neighboring addresses while carrying different rights, costs and buyer populations.
Rental use begins with legal form
County GIS identifies lodging-overlay areas in the Aspens/Pines context, but overlay presence is only one part of rental authority. The unit's legal form, governing declaration, association rules, current permit status and any management arrangement must align. Past advertising or a neighbor's operating history is not a transferable entitlement.
The same rule protects buyers who do not intend to rent. Lodging and resort uses can influence building operations, turnover, insurance, reserves and the resale audience even when the subject unit is held for private use.
Read the regime before the finish
For attached and condominium property, the decisive file is larger than the unit. It includes the declaration, maps, unit boundaries, parking and storage, amendments, budgets, reserves, insurance, litigation, rental provisions and maintenance allocations. For detached property, subdivision covenants, service districts and any club or amenity relationship must be separated from fee ownership.
Aspens/Teton Pines rewards a regime-first comparison. Two units with similar interiors can be different investments because the transferable right around them is different.
