Centre Island Real Estate
Centre Island is a peninsula bordered by Oyster Bay Harbor, Cold Spring Harbor and Long Island Sound, reached by road through Bayville. It is a separate incorporated village in the Town of Oyster Bay.
Centre Island Road forms the spine, with Seawanhaka Road, Roosevelt Road and connecting branches leading toward different parts of the shore. The direction of the principal rooms, the approach and the relationship between garden and water give nearby properties quite different settings.

History and architecture
The village's historical account records an earlier name, Hog Island, and a landscape associated with farming, clay and brick production. Brickyard Point preserves the memory of that industrial use. Water was a working connection: ferries crossed the bay before today's road journey became the ordinary frame of reference.
That history adds depth to a place now often described through houses and shoreline. The peninsula was not created as a single residential development. Its land uses and buildings changed over time, and the village notes that many houses described in its historical record have subsequently been replaced or altered.
The resulting architecture should be assessed property by property. An older house may preserve the proportions and room sequence of an earlier period; a replacement may organize its living spaces more directly around the water. Neither the date nor the exterior style alone explains the quality of the design.
Orientation is especially important on a peninsula. A property facing one harbor does not share the outlook of a property facing the Sound or another part of the shoreline. The position of the principal rooms, the afternoon light and the relationship between indoor space and terrace help determine how the water becomes part of daily use.
Landscaping can create a second layer between house and shore. An open lawn gives one kind of view; trees framing a narrower outlook create another. The distance from the residence to the water's edge also matters. A house can have frontage without feeling immediately connected to it from its main rooms.
Local areas and the ownership question
The village's history traces farming, maritime activity and the earlier Hog Island name. Brickyard Point provides another historical reference to the working shoreline. Later estates added a different layer, but an individual house may belong to any of several periods or have been substantially altered. Historical context should lead to a closer look at the building rather than assumptions about its style.
Shore frontage also requires precise language. A house facing one harbor is different from one facing the Sound, and a view is different from land extending to the shore. A dock, mooring or beach arrangement must be established for the property itself. The grounds may include a formal lawn, wooded buffer or long approach, each with its own use and upkeep.
A Manhattan buyer can assess how the house opens to those grounds and how often the outdoor areas will be used. An owner moving into the city can describe the same features as a coherent property: the building, land, shoreline relationship and road access together explain the offering more clearly than acreage alone.
Corridors worth knowing
Centre Island is small enough that one road network provides the useful starting point. The spine and its branches reveal the peninsula’s changing shoreline relationships without inventing separate market districts.
Centre Island Road and the Harbor Drive–Seawanhaka branches
Stretch: Centre Island Road through the village, anchored by Village Hall at 303 and the Harbor Drive and Seawanhaka Road junctions.
Centre Island Road organizes the peninsula, with branches including Harbor Drive and Seawanhaka Road leading into more local settings. Village Hall at 303 provides a fixed point along that spine. The peninsula meets Oyster Bay Harbor, Cold Spring Harbor and Long Island Sound, so the word waterfront alone leaves out an important distinction: which shoreline a property faces and how the house is placed relative to it. A residence on an interior branch may share the peninsula setting without owning shoreline. Compare the approach, orientation and actual waterfront boundary together.
Public schools and address boundaries
Centre Island is within Oyster Bay–East Norwich Central School District. The district's own description includes the incorporated village and identifies three schools: Theodore Roosevelt Elementary, James H. Vernon and Oyster Bay Middle/High School. This is a mainland school sequence for an address on the peninsula, rather than a set of schools located within Centre Island itself.
Theodore Roosevelt serves prekindergarten through second grade at West Main Street in Oyster Bay. James H. Vernon serves third through sixth grade on Oyster Bay Road in East Norwich. Oyster Bay Middle/High covers seventh through twelfth on East Main Street in Oyster Bay. Those locations make the route off the peninsula part of school planning throughout the sequence.
The district introduction and school directory provide the official building details. Confirm enrollment and transportation arrangements with the district for the actual address; the existence of a school-bus system does not by itself establish a particular stop, timetable or program eligibility. Use the NYSED report-card portal for dated district and school reports rather than substituting a commercial rating.
For a household leaving Manhattan, the relevant comparison includes the trip to each later campus as well as the first year's school. For a seller, stating the district and grade progression accurately gives a buyer useful information without implying that district enrollment represents Centre Island's own population. The district serves several other hamlets and villages too.
A specific Manhattan trip
Centre Island has no railway station. The road connection through Bayville leads toward Oyster Bay or Locust Valley, both Oyster Bay Branch stations. That first portion of the trip remains separate from the published rail schedule and should be tested from the property's actual driveway.
The LIRR's regular September 8–November 8, 2026 timetable provides one comparison on weekday train 507: Oyster Bay departure 6:20 a.m., Locust Valley departure 6:31 a.m., and Penn Station arrival 7:43 a.m. via a Jamaica transfer. Those are scheduled rail journeys of 83 minutes from Oyster Bay and 72 minutes from Locust Valley.
Add the local station approach and the trip beyond the Manhattan terminal; check TrainTime for the travel date and return service.
The property market
A Centre Island market measure should cover the incorporated village alone. Oyster Bay town or postal figures would describe a much broader area. The village's individual properties can also differ substantially in water orientation, acreage and building composition.
For a specific home, frontage, view and access are separate considerations. The physical water connection should be described accurately, and any use rights established from property documents. The Roebling Team at Compass can help compare the house, grounds and shoreline position with relevant transactions, rather than applying a generic waterfront label to properties with different characteristics.
FAQ
Do I need a ferry to reach Centre Island?
No. It is reached by road.
Is Centre Island part of Bayville?
It is a separate incorporated village. The road relationship does not combine the two municipalities.
Are all water-facing properties comparable?
No. Harbor or Sound orientation, the house's position, the extent of frontage and the connection between rooms and shore can produce very different properties.
