Why 200 Ocean Drive matters
It is a 20-residence building on Ocean Drive in South of Fifth, the southernmost section of Miami Beach. This is a 2000 building with 20 homes, a garage and a pool. Each owner's share of the budget, and of any assessment, is larger than in a larger building.
Markus Frankel & Associates designed the exterior and the interiors.
South of Fifth
South of Fifth, known as SoFi, is the part of South Beach south of Fifth Street. It is bounded by the Atlantic, Government Cut and the Miami Beach Marina. Its anchor is South Pointe Park, a roughly 17-acre park and pier at the tip of the island. The cruise ships entering PortMiami pass along Government Cut next to it.
Its high-rise condominiums, including Portofino Tower and Continuum, are on the southern blocks. Views depend on the plan and floor.
The parcel's flood designation is AE. Ask for the flood insurance history, the elevation of the garage and any flood-related work the association has done.
Architecture and unit composition
The building is seven stories with 20 residences. Finishes as originally built are floor-to-ceiling windows, balconies, marble floors, wood cabinetry, granite counters and stainless steel appliances.
Amenities include a heated pool, a gym, a clubhouse and common media room, a bike room and a garage with assigned parking.
Building operations
Ask what the monthly charges include.
Ask for the current budget, reserve balance and any special assessments. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. The parcel is in flood zone AE, so ask specifically about the concrete, the balconies, the garage and the pool deck, and about the windows and impact glass.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
One recorded sale, April 2026, at $1,230,000. It is one sale, not a building price. Compare by floor, size, view and condition.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at 200 Ocean Drive
Confirm size and view. Get the floor plan and the association's size schedule, and confirm the exposure.
Review the flood and reserve record. The parcel is in an AE zone and the building has a garage; review the insurance and reserve documents closely.
Ask about rental rules. Confirm rental rules and minimum lease terms before relying on rental income.
What to know if you're selling at 200 Ocean Drive
Price against like-for-like. Price against other South of Fifth buildings. Lead with the garage, the pool and the location.
Have the documents ready. Budget, reserve study, insurance summary and inspection report shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Jul 2004. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
