Edgewater and Midtown
Edgewater is the Biscayne Bay corridor between Downtown and Midtown, about two miles north of Downtown Miami. The Shops at Midtown Miami lie to the northwest. The Adrienne Arsht Center for the Performing Arts and the Kaseya Center are to the south, a short drive away. The 23rd Street address puts the building at the bay end of a street that runs west into Midtown.
The neighborhood is a mix of mid-rise and high-rise condominium buildings along the bay, with the Downtown, Wynwood and Design District edges each a few minutes by car.
Architecture and unit composition
Revuelta's design is an 18-story building with a pool deck and patio on the bay side. Unit sizes run from about 660 to 1,530 square feet in several floor plans. Confirm the bedroom mix by floor plan.
Impact-resistant windows are part of the construction. The building has a multilevel covered garage with secured access.
Building operations
Amenities are a pool deck, a social room with TV and music, a fitness center with strength and cardio equipment, and bicycle storage.
Ask for the current budget, recent financial statements and reserve funding. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Ask for the inspection schedule in writing. Ask for the flood zone designation and elevation certificate, and for the association's insurance summary and the flood and windstorm coverage.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to May 2010. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
