Why 3 Island Avenue matters
3 Island Avenue is a 1962 tower of 15 floors on Belle Isle, one of the Venetian Islands that run across Biscayne Bay between Miami and South Beach. Apartments run from about 540 to 1,380 square feet.
Ask for the building's capital record: reserves, inspection status and completed work.
Not to be confused with Island Terrace at 5 Island Avenue, a separate condominium with a separate association.
Belle Isle and the Venetian Islands
The Venetian Islands are a chain of small man-made islands linked by the Venetian Causeway, which connects the Miami mainland to Miami Beach. Belle Isle is the first island on the Miami Beach end. Island Avenue is its main street.
The islands are residential, with water on all sides and the Miami skyline visible to the west. The causeway reaches Downtown Miami to the west and Alton Road in South Beach to the east, so both are a short drive or bike ride. A marina and a small commercial cluster sit on Belle Isle and neighboring islands.
Architecture and unit composition
3 Island is a 15-story elevator building with about 141 residences.
Unit mix. Apartments of about 540 to 1,380 square feet. Units have walk-in closets and central cooling.
Amenity levels. The heated pool, picnic area, community room and common laundry are the principal shared facilities, with garage parking assigned.
Building operations
Ask for the current budget and recent financial statements, reserve funding, insurance coverage and deductibles, and any pending or planned special assessments. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Ask about seawall, plumbing, roof and elevator work, and request the repair history and timeline in writing.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
One of three arms-length sales recorded in May 2026, at $600,000. It is one sale, not a building price. Compare by size, view and floor.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at 3 Island Avenue
Read the capital documents before the price. Request the reserve study, inspection report, reserve balance and assessment history. They show the repair scope and the reserve position.
Confirm the ownership structure and monthly cost. Obtain the current assessment and what it includes.
Check view and floor. Bay, skyline and island views vary by line and floor.
What to know if you're selling at 3 Island Avenue
Price against same-line resales. Use recent closings of the same size and floor level.
Have the documents ready. Budget, financials, reserve study and inspection report shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Jan 2020. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
