Why Absolut matters
Absolut is a loft-style building of 20 residences in South of Fifth, built in 2004. It has an elevator, a heated pool and covered assigned parking.
South of Fifth
South of Fifth, known locally as SoFi, is the southern tip of Miami Beach, south of 5th Street. It ends at Government Cut, the ship channel between Miami Beach and Fisher Island. South Pointe Park, a roughly 17-acre waterfront park with a pier, sits at the tip. Ocean Drive runs north through the neighborhood, and its Art Deco hotel stretch begins just past Fifth Street.
Michigan Avenue is a residential side street between Alton Road and the ocean, a short walk from both the beach and Alton Road's grocery and dining stretch. Absolut is not oceanfront.
Restaurants and shops turn over and are not listed here.
Architecture and unit composition
Absolut has 20 residences over five floors. The building has a single elevator, a heated pool and spa, and a covered garage with assigned parking.
Residences run about 1,500 square feet, with in-unit washers and dryers and walk-in closets.
Building operations
Confirm the service model, what the monthly charges cover, and whether any amenity is limited.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Also ask for the current budget and recent financial statements. The building is in flood zone AE, so ask about the flood insurance carrier, the master policy deductible and any storm-related assessments.
Policy framework
Policies, fees and applications, including pets, leasing, minimum lease terms and any resale approval, are set by the association and should be confirmed at offer stage. Miami Beach short-term rental rules vary by zoning district, so confirm both the declaration and the city's rules before underwriting a rental.
Sales context
One recorded sale, December 2025, at $1,469,400. It is one sale, not a building price. Pricing varies by size, floor and renovation.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Absolut
Use the larger floor plans as your benchmark. Compare on plan size; price per square foot against smaller South of Fifth condos can mislead.
Read the reserve documents. With 20 residences, any special assessment is shared among few owners. Request the SIRS, reserve balance and any pending projects.
Confirm the rules you plan to use. Leasing and pet rules decide whether the unit works as a second home or an investment.
What to know if you're selling at Absolut
Price against your plan and floor. Use recent sales in similar-sized units in nearby South of Fifth buildings, adjusted for floor plan.
Have the documents ready. Budget, financials, SIRS and milestone status shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Sep 2004. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
