Why Aventura Bay Townhomes matters
Aventura Bay Townhomes are two-story, three- or four-bedroom homes of about 1,840 to 2,520 square feet, each with its own entry and outdoor space, in a gated community with a pool. There is no elevator and no shared wall above or below.
Ask for the repair and replacement history of roofs, paint, paving, drainage and the pool equipment, and the reserves held against them.
Aventura
Aventura is an incorporated city in northeast Miami-Dade, between Hallandale Beach to the north and North Miami Beach and Sunny Isles Beach to the south and east. It is built around Aventura Mall, one of the largest malls in the United States. Much of the housing is waterfront condominium towers along the Intracoastal Waterway and golf-course communities.
Aventura Bay sits on NE 30th Place, in the 33160 zip code. Aventura Mall is nearby. The city has retail, medical offices, restaurants and the waterfront in a compact area, with Miami Beach and Fort Lauderdale each a drive away.
Do not assume water access or views.
Architecture and unit composition
The community is built in a Mediterranean idiom: stucco, tile roofs and courtyards. Construction is concrete block.
Unit mix. The principal plans are three- and four-bedroom homes of about 1,840 to 2,520 square feet. The homes have two floors, an attached courtyard or patio, and some have garages.
Renovation. Ask for each home's renovation history.
Building operations
The community is gated with a guarded entrance. It has a swimming pool and an exercise room. Ask what the monthly assessment covers, including landscaping scope and whether the association maintains roofs and exteriors.
For a townhome condominium, ask specifically who insures and replaces roofs and exteriors, since townhome associations differ on whether the association or the owner is responsible. Ask for the current budget, recent financial statements and reserve funding. These are two-story townhomes; ask whether the building falls under Florida's milestone inspection and structural integrity reserve study rules.
Policy framework
Policies, fees and applications, including pets, leasing, minimum lease terms, guest rules and any resale approval, are set by the association and should be confirmed at offer stage.
Sales context
One recorded sale, February 2026, at $1,167,500. It is one sale, not a building price. Prices move with plan size, condition, garage and outdoor space, and a renovated four-bedroom and an original three-bedroom are different products.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Jul 1999. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
