Common name: Bayshore Terrace. The condominium is named Bayshore Terrace Condominium.

Building type: Low- to mid-rise condominium of the early 1970s

Why Bayshore Terrace matters

Bayshore Terrace is a condominium of 36 residences on West Avenue, on the bay side of South Beach, built in 1972.

The reasons to look at it are location and scale. West Avenue sits between Lincoln Road and Sunset Harbour on the Biscayne Bay side of the island, away from the Ocean Drive and Collins Avenue corridor. A building this size has fewer owners deciding on capital work.

South Beach and West Avenue

West Avenue runs along the western edge of South Beach, facing Biscayne Bay. The residential blocks here sit west of the Lincoln Road and Washington Avenue core. Sunset Harbour, with its marina and neighborhood retail, is to the north. Lincoln Road Mall is east of the building and the Miami Beach Convention Center district is nearby. The Atlantic beach is on the other side of the island.

This side of South Beach faces the bay and has a more residential street pattern than the Lincoln Road corridor.

Architecture and unit composition

The building dates to 1972. It has 36 residences.

Get the association's size schedule and the floor plan before relying on any square footage.

Building operations

Ask the association what staffing, parking, laundry, storage and common areas the building provides.

Florida's milestone inspection and structural integrity reserve study (SIRS) rules apply to condominium buildings of three or more stories. Ask for:

  • the milestone inspection report and any repair scope that followed it
  • the SIRS and the reserve funding plan
  • the current budget, financial statements and any special assessment, passed or proposed
  • the master insurance policy and deductible, including flood coverage
  • any elevation, seawall or drainage work planned or assessed

Policy framework

Pet, rental and minimum-lease rules are set by the association; confirm at offer stage. Confirm the minimum lease term before underwriting a rental.

Sales context

A sale in April 2026 closed at $510,000. It is one sale, not a building price. In a building this size, one unit's condition and size can move the number well away from the next sale.

Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

What to know if you're buying at Bayshore Terrace

Read the association's finances first. Reserves, assessments and the inspection record set your carrying cost.

Price the flood exposure. Zone AE means flood insurance and a mortgage requirement in most cases. Get a quote before contract.

Confirm the rental rules. Minimum-lease terms and approval requirements decide whether the unit can be used as an investment.

Verify floor, orientation and area. Get the plan, not a rounded number.

What to know if you're selling at Bayshore Terrace

Package the documents. Budget, reserve study, inspection report, insurance and an estoppel letter shorten diligence.

Price from the closest unit. Use same-size, same-condition trades in this building and in the West Avenue corridor.

Recorded sales history

Recorded transfers for this building in Miami-Dade County public records, back to Feb 1973. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
