Why Brickell East matters
Brickell East is a 1983 building with large floor plans and a small unit count. At 65 residences over 27 floors, it holds roughly two to three homes per floor. Two-bedroom residences here start near 1,400 square feet, in a small association a block from the bay.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history.
South Brickell
The building sits on SE 15th Road, south of the Brickell core and a block from Biscayne Bay. This part of Brickell is residential: towers and mid-rises set back from the Brickell Avenue office corridor, with the bay to the east and Brickell Avenue to the west. Views vary by line and floor.
Bay access, Brickell's restaurants and offices, and transit are nearby.
Architecture and unit composition
The building is a single tower with no companion building or master association.
Unit mix. The floor plans are two- and four-bedroom. Residence A is a two-bedroom, two-bath of about 1,400 to 1,640 square feet. Residence B is a two-bedroom, two-bath of about 1,400. Residence C is a two-bedroom, two and a half bath of about 1,630 to 1,800. The four-bedroom, four and a half bath residence, a B and C combination, is about 3,070 square feet. Get the interior area from the floor plan.
Condition. Condition varies by unit. Ask which building systems have been replaced: elevators, plumbing risers, roof, windows and balcony railings.
Building operations
Common areas include a heated pool and spa, a sauna, an exercise room, a community room and covered garage parking.
For a purchase here, ask for the current operating budget and three years of financial statements, the structural integrity reserve study (SIRS) and reserve funding, milestone inspection status and results, any special assessments pending or recently levied, the building's insurance program, and any loans taken by the association. With 65 owners, one large assessment is spread over few units, and the per-unit number can be large.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
A sale in April 2026 closed at $480,000. It is one sale, not a building price. Pricing varies with line, floor, view and renovation, and the large four-bedroom residences are a different market from the two-bedroom lines.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Brickell East
Underwrite the reserves first. The SIRS, milestone inspection and budget show the carrying cost and assessment risk.
Compare by line. Two-bedroom lines and the combined four-bedroom residence are separate comparisons.
Confirm size and count. Get the floor plan and the association's size schedule for the unit you are pricing.
What to know if you're selling at Brickell East
Lead with the documents. Current financials, the SIRS and inspection status answer a buyer's first questions.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Mar 1984. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
