Why Brickell Roads Atriums matters
It is a small building of 30 residences, built in 2008 with loft-style plans: a central atrium brings light and air into the interior, and the larger residences carry their own terraces.
Two-bedroom plans run about 960 to 1,250 interior square feet plus private outdoor space, and the building has few shared amenities. The budget is carried by few owners, so one special assessment or deferred repair is spread over few units.
Brickell
Brickell is Miami's downtown financial and residential district, south of the Miami River. The building sits on SW 2nd Avenue, west of Brickell Avenue, in the residential streets between the avenue's office and retail corridor and the Metrorail line. Brickell Avenue, Mary Brickell Village and Brickell City Centre are the nearby anchors.
Architecture and unit composition
The organizing idea is the atrium. Residences open to it for natural light and cross-ventilation. Floors 3 and 5 hold two-bedroom, two-bath residences with private terraces, and some terraces were plumbed for an optional Jacuzzi and wet bar. The top residences are two-bedroom, two-and-a-half-bath penthouses on three levels with a private roof terrace.
Interior sizes of about 960 to 1,250 square feet and exterior areas of about 270 to 550 square feet are typical; confirm each residence by floor plan.
Building operations
The building has an elevator, covered parking and the atrium, with in-unit washer and dryer connections in most plans.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Also ask for the current budget and financial statements, and any pending or recent special assessment. In a building of this size, ask how many owners are delinquent and whether the association carries a loan.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
A sale in February 2025 closed at $708,000. It is one sale, not a building price. Price by floor, plan, terrace and condition, and do not carry a tower price per square foot across.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Brickell Roads Atriums
Identify the plan. Tri-level penthouses, floor 3 and 5 plans and lower plans are different products. Get the floor plan and the association's size schedule.
Underwrite the small budget. Review reserves and any planned work before pricing.
Confirm staffing and insurance. Ask what the association provides and what it does not.
What to know if you're selling at Brickell Roads Atriums
Lead with the plan. The atrium, the terrace and the size are the case. Price against trades in the same plan, not the tower market.
Have documents ready. Budget, reserve study and inspection status shorten diligence in a building this size.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Aug 2008. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
