Why Brickell Ten matters
Brickell Ten has 155 residences on 22 floors, completed in 2017 and developed by the pairing of Ecuador-based IBcorp Investments and Miami's Waterstone Capital. The sales center opened in August 2014, construction was underway that year, and the structure reached full height in 2016.
The ground floor and mezzanine carry roughly 13,900 square feet of retail and restaurant space.
The tower is built of aluminum and glass, with a sawtooth-shaped base beneath podium levels. The social amenities sit on the Lanai level, with fitness, spa and terrace space on the roof.
Brickell and the SW 2nd Avenue site
Brickell is Miami's downtown financial and residential district, south of the Miami River. The tower is at SW 2nd Avenue and 10th Street, across from the Aloft hotel and a few blocks from Brickell City Centre, Mary Brickell Village and the Metromover. Metromover connects to Downtown and the Metrorail line.
Offices, the Metromover and the Brickell City Centre district are nearby. Views are city views rather than direct water views; check by floor and line.
Architecture and unit composition
BC Architects designed the building, with interiors that drew on Adriana Hoyos's design direction. The exterior is aluminum and glass.
Unit mix. One-, two- and three-bedroom layouts and select penthouses. One-bedroom plans range from roughly 790 to 1,000 square feet in gross area (about 770 to 830 interior), and two-bedroom plans from roughly 1,190 to 1,715 square feet gross (about 1,010 to 1,390 interior). The gap between gross and interior is terrace area. Confirm every unit's size against its plan.
Amenity levels. The Lanai level holds the indoor and outdoor social club, a corner pool of about 1,600 square feet, gardens, a billiards room, a catering kitchen, a business center and a children's play area. The roof carries a fitness center, an outdoor spa and bar, a terrace and a reflecting pool.
Building operations
The building has an attended lobby, controlled access and valet parking.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Also ask for the current budget and recent financial statements. Because the tower includes a commercial component, ask how shared costs between the residential and retail units are allocated and whether any special assessments are pending.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
Sales began in 2014 and closings followed completion. A sale in April 2026 closed at $750,000. It is one sale, not a building price. Pricing varies by floor, line, size and view, and the building average will mislead.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Brickell Ten
Pull comparables by line. Use same-line sales, not the building average.
Verify size. Gross and interior square footage differ by hundreds of feet in some plans; check which one a price per square foot is based on.
Read the reserve and shared-cost documents. Request the SIRS, budget, financial statements and the retail-to-residential cost allocation.
What to know if you're selling at Brickell Ten
Price against same-line resales. Price against recent closings in your line.
Have the documents ready. Budget, financials, SIRS and milestone status shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Jan 2017. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
