Why Capobella matters
Capobella is an oceanfront tower on Collins Avenue in Mid-Beach, completed in 1995, with 84 residences over 25 floors. That is three to four residences per floor, with sizes from about 1,350 square feet.
It is a completed oceanfront building, neither a hotel-branded tower nor a new launch. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history before anything else.
Mid-Beach and the Collins Avenue site
Mid-Beach is the stretch of Miami Beach between roughly 23rd Street and 63rd Street. It is mostly oceanfront towers, hotels and low-rise residential blocks, with Collins Avenue running through it. The Fontainebleau and Eden Roc hotels are a short distance south of 5025 Collins; Bal Harbour Shops is to the north.
Capobella sits on the ocean side of Collins Avenue and has direct beach access. The Atlantic is the view for the east-facing residences; the west side looks across Collins toward Indian Creek. Exposure is a pricing variable; compare like with like.
Architecture and unit composition
The Miami firm Cohen, Freedman, Encinosa & Associates designed the building. The tower is 25 floors.
Unit mix. Residences run from two to six bedrooms and from about 1,350 to about 5,500 square feet. Ask for the floor plan of any specific residence and check the square footage against it, and ask for its renovation history.
Amenity level. The pool, spa and sun deck are on the oceanside. There is a sauna, a fitness room and a club room. Ask which amenities the association currently operates and their hours.
Building operations
The building is staffed with a 24-hour concierge, valet and security. Parking is assigned and covered, with valet.
Standard asks for any Florida condominium purchase: the current budget and recent financial statements, the structural integrity reserve study (SIRS) and reserve funding, milestone inspection status and any resulting repair scope, insurance coverage and renewal terms, and any special assessments approved or under discussion. For an oceanfront building, ask specifically about the facade, balconies, garage structure and pool deck.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
One recorded sale, May 2026, at $1,800,000. It is one sale, not a building price. Value turns on floor, ocean exposure, size and renovation, and a two-bedroom and a full-floor residence do not share a price per square foot.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Capobella
Compare by exposure and floor. Use recent sales in the same line and on a similar floor. East-facing and west-facing residences price differently.
Read the reserve documents first. Request the SIRS, the milestone inspection report, the budget and the insurance summary before negotiating price.
Check the size. Floor plans and square footage vary across lines; verify the number you are paying for.
What to know if you're selling at Capobella
Show the documents. Have the budget, SIRS and inspection status ready; they shorten diligence.
Price against same-line sales. Where same-line closings are scarce, widen the search to similar oceanfront buildings and adjust for exposure and condition.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Apr 1995. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
