Coconut Grove
Coconut Grove is one of Miami's oldest neighborhoods, settled in the 1820s and annexed into the City of Miami in 1925. It runs along Biscayne Bay between the Rickenbacker Causeway and the Coral Gables Waterway, with US-1 on the west.
The densest, most walkable part of the Grove is around Grand Avenue and Main Highway, close to Cocostyle's block. Waterfront parks, a marina, Vizcaya Museum and Gardens and an open-air shopping center are the neighborhood's physical anchors. The Metrorail Coconut Grove station is about a mile from the core, and Downtown, Brickell and Coral Gables are close.
Architecture and unit composition
The building is six stories with an elevator, a secured lobby and a rooftop deck with pool. Residences are loft-style: high ceilings, exposed ductwork, open floor plans, stainless steel kitchen appliances, private balconies and in-unit laundry. Ask the association for the unit roster and floor plans.
Building operations
The building has a 24-hour secured lobby, assigned covered garage parking, a gym and a rooftop pool and lanai with a barbecue area. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history, plus the operating budget.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage. Ask for the delinquency report.
Sales context
Confirm interior size from floor plans before comparing price per square foot between units.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Feb 2006.
