Why Commodore Bay matters
At 36 residences across 16 floors, Commodore Bay has few homes per floor, most with flow-through plans and terraces facing Biscayne Bay.
Unit sizes run from about 1,040 square feet to more than 4,000.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history.
Brickell Bay Drive
Brickell Bay Drive runs along Biscayne Bay on the north end of Brickell, south of the Miami River. Commodore Bay is about a half mile south of Brickell City Centre, which has the area's main concentration of retail, dining, cinemas and offices, and is close to Mary Brickell Village and the Brickell Metromover loop.
The building faces east toward the bay, with views of Biscayne Bay and, depending on height, the islands and the Atlantic beyond. The Brickell financial district is on the west side. The location offers walkable access to offices, restaurants and transit; it is not a beach address.
The property is in FEMA flood zone VE, a coastal high-hazard designation. Ask for the elevation certificate and current flood insurance cost.
Architecture and unit composition
The building rises 16 stories on Brickell Bay Drive. Residences include two-bedroom plans of about 1,040 to 1,490 interior square feet, a three-bedroom plan with den of about 1,900, and a penthouse of about 3,420 with five bedrooms and a terrace of well over 1,000 square feet. Check every size against the association's schedule.
Plans are largely flow-through with wraparound terraces. Condition varies by unit; ask for the renovation history.
Building operations
The building is guard-gated with 24-hour lobby security and an on-site management office. Amenities are a heated pool and sundeck, a fitness center that has been renovated, a clubhouse, and a barbecue and picnic area. Parking is covered and assigned.
Ask for the current budget and financials, any special assessments, windstorm and flood coverage and what the dues cover.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
One recorded sale, July 2024, closed at $650,000. It is one sale, not a building price.
Pricing varies widely between the 1,040-square-foot plans and the penthouse, so use trades in your own plan and floor.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Commodore Bay
Know your line. Get the association's unit and size schedule.
Read the reserve documents. Ask for the SIRS, reserves, milestone inspection report and any assessment history before pricing.
Price the flood exposure. The VE designation affects insurance and lending. Get quotes before the offer.
What to know if you're selling at Commodore Bay
Price against your plan. Two-bedroom and larger plans trade at different levels. Use trades in your own line.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Oct 1994. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
