Why Florida Ocean Club matters
The building has 105 residences on 12 floors and about 400 feet of beach.
The amenity program includes a restaurant, a library, a hobby room and walking trails.
Sunny Isles Beach
Sunny Isles Beach is the barrier-island city between Bal Harbour and Hallandale Beach, a strip of oceanfront condominiums along Collins Avenue with the Intracoastal Waterway on the west side. Florida Ocean Club is on the ocean side of Collins at 17275, in the northern half of the city. Haulover Park and its beach are to the south, and Aventura Mall and the Aventura dining corridor are a short drive west across the Intracoastal.
The building has ocean frontage, outdoor space and club-style facilities.
Architecture and unit composition
Florida Ocean Club was completed in 1995. The structure is an oceanfront building of 12 floors with 105 residences.
Residences are one- to three-bedroom plans. Residences have terraces on the ocean side, hurricane-impact windows and sliding doors, and high-speed elevators. Interior sizes run from about 860 to 3,050 square feet. Ask which larger plans are combinations or upper-floor lines, and get the floor plan and the association's size schedule.
Ask what each unit has had renovated; condition affects pricing.
Building operations
The service model is a concierge, valet and housekeeping program, with a private beach club that provides towels, loungers and umbrellas. The recreation facilities are on site: a heated pool, spa, sauna and fitness center, plus the club rooms. A restaurant operates in the building. Ask which amenities are open.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Ask for the reserve funding level. Also ask for the current budget, recent financial statements and any pending special assessments, and what the monthly charge includes.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage. A leasing program is active; ask the association for the current rental rules and how many units are rented.
Sales context
One recorded sale, August 2025, closed at $725,000. It is one sale, not a building price. Pricing depends on floor, size, view and renovation, and the building average will mislead.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Florida Ocean Club
Price by condition and line. Use same-line sales and adjust for condition.
Check interior area. Get the floor plan and the association's schedule.
Read the reserve and inspection documents. Request the reserve study, inspection report, budget and financials before you price repairs.
Ask about leasing. If you plan to rent the unit, get the minimum term and approval process in writing.
What to know if you're selling at Florida Ocean Club
Price against your line. Compare ocean-side with non-ocean-side lines and renovated with original interiors.
Have the documents ready. Budget, reserve study, inspection report and financials shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Dec 1995. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
