Why Gardens of Key Biscayne – Alhambra matters
This is an attached townhouse-style condominium of 59 units, built in 1980.
Key Biscayne and the Enid Drive location
Key Biscayne is a village on an island south of Virginia Key, reached by the Rickenbacker Causeway from Brickell and Downtown Miami, about 15 minutes by car outside peak traffic. Crandon Park, with its beach, sits on the island's north end, and Bill Baggs Cape Florida State Park, with the lighthouse, sits on the south end. Crandon Boulevard is the main road. Enid Drive is a residential street off it.
The island has beaches at both ends, a village center with shops and restaurants, and a drive to Brickell over the causeway. Drive the causeway at your own hours before you commit.
Architecture and unit composition
The development is attached townhouses, built in 1980. Units share at least one wall with a neighbor, and the plans are multi-level. Four-bedroom plans exist. Get the association's unit schedule and floor plans for interior sizes, lot or garden areas, parking arrangements and the number of units by plan.
Ask what has been renovated unit by unit: kitchens, baths, windows and roofs. Ask which components belong to the association and which belong to the owner.
Building operations
The shared amenities are a heated pool, a barbecue area and a children's play area. Ask whether the community is gated or staffed, and ask about management arrangements, staffing and the monthly charge.
Standard asks for any Florida condominium purchase: the current budget and financial statements, reserve funding and any special assessments. Ask whether the building falls under Florida's milestone inspection and structural integrity reserve study rules. Ask for the flood zone, and ask for the flood insurance history and an elevation certificate for the specific unit.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
One recorded sale, May 2025, at $1,320,000. It is one sale, not a building price. Pricing depends on plan size, renovation and position within the property, and a building average will mislead.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Sep 1980. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked.
